Arden Hall Planned Unit Development and Zoning Code Amendment (continued) <br /> Councilmember Holden asked what the capacity of the facility is. - <br /> Mr. Schroeder stated the Interim Use Permit set an occupancy limit of 320 but the facility is <br /> configured for 350. A limit of 350 would provide the College with some flexibility. <br /> Councilmember Grant asked if the City had any right-of-way or easement for a gateway sign on <br /> this corner. <br /> City Planner Beckman stated she could not find any legal documents that would give the City <br /> rights to that corner. <br /> Councilmember Grant stated this application was a PUD. He asked the Council if the City <br /> wanted to request access to this corner. <br /> MOTION: Councilmember Holden moved and Mayor Har stead seconded a motion to - <br /> Approve Ordinance 2010-012 Amending the Zoning Code to Allow <br /> Institutional Housing as a Permitted Use within the B-2 District with an <br /> Approved Planned Unit Development Based on the Findings of Fact in the <br /> November 15,2010, memo to the City Council. <br /> Councilmember Grant suggested the two motions be moved together because if the Zoning <br /> Code amendment were approved then the Master and Final PUD would also be approved. The <br /> City would not need to change the Zoning Code if it did not intend to approve the PUD. <br /> MOTION: Councilmember Holden moved and Mayor Harpstead seconded a motion to <br /> add the Approval of Planning Case 10-009, and the Development Agreement, <br /> for a Master and Final PUD to Allow Arden Hall to Continue as a Permanent <br /> Use Based on the Findings of Fact, the Submitted Plans, and the Conditions in <br /> the November 15 to the original motion. <br /> MOTION: Councilmember Holmes moved and Councilmember Holden seconded a <br /> motion to Add Condition 921. Improve signalZe so that it is readable from the <br /> street, in conformance with the City Code. Signage should identify the <br /> building and guide visitors to the entrance of the facility. <br /> Councilmember Holden asked how big of a sign would be allowed by the City Code. <br /> City Planner Beckman stated they would be allowed 80 square feet for a freestanding monument <br /> sign and additional signage on the building. She clarified that directional signage would be in <br /> addition to what is allowed for the building. <br /> Councilmember Holden stated she would like to limit the amount of signage that is permitted for <br /> the facility. <br /> Mayor Harpstead asked if a monument sign were constructed if a gateway sign for the City <br /> could be added. <br />
