Davidson <br />The Davidson Companies, Inc, <br />Subject: Land Use Application <br />Dear Meagan: <br />On behalf of Northwoods Drive LLC 1 am pleased to present the attached land use <br />application which includes a request to allow for the pylon sign currently located on the <br />site to be raised. <br />Section 1260 Sign Standard Adjustments Subd. 1 states an adjustment can be <br />made to allow the sign to be reasonably visible from a street immediately adjacent to <br />the site. The current sign height allows for little visibility from Northwoods Drive or from <br />1-694. The property is located directly adjacent the East bound exit ramp of I-694; as a <br />consequence of the location of the exit ramp the current pylon sign height has limited <br />visibility. Additionally the current sign height is too low to be visible from the West <br />bound traffic. <br />Section 1260 Sign Standard Adjustments Subd. 2 allows for a sign adjustment to <br />enhance the area and design of the site. The current sign is 20 years old; a modern <br />new sign of increased height would be consistent with Super 8 and Perkins signs as <br />well as provide a modern design and thereby enhance the area as a whole. <br />Section 1260 Sign Standard Adjustments Subd. 3 is to maintain consistency within <br />the zoning district in which the property is located. The current sign is presently <br />inconsistent with the adjoining properties within the zoning district.
