Ordinance 2010-012 <br /> 1. The City seeks to provide a variety of housing options and types <br /> to accommodate the current and future needs of Arden Hills. This <br /> may include market rate housing, affordable housing, and senior <br /> housing. The housing shall be primarily owner-occupied housing. <br /> 2. The maximum number of dwelling units will be determined based <br /> on the capacity of the adjacent roadways and intersections as <br /> determined by the required traffic study and City review but shall not <br /> exceed fifteen hundred (1,500) dwelling units. _ <br /> 3. Single-family dwellings (attached or detached), two-family <br /> dwellings, or townhouses shall comprise at least 70 percent of the total <br /> number of dwelling units on the TCAAP property. Multi-family <br /> dwellings, including apartments, cooperatives, and condominiums, <br /> shall not contain more than thirty (30%) percent of the dwelling units <br /> on the TCAAP property. At least fifty (50%) percent of the multiple <br /> family dwelling units shall be owner occupied or cooperative units <br /> 4. Apartments and condominiums shall not be concentrated near the <br /> entrance to Highway 96 or be entirely concentrated within one area of <br /> the TCAAP property. Apartments and condominiums shall be located <br /> so that the entrance at County Road H is considered the primary <br /> entrance and exit to the property. Connections between commercial <br /> uses and apartments and condominiums shall be required to help create <br /> synergy between these uses and to provide access to employment <br /> opportunities for the residents. <br /> 5. Nursing home and assisted living uses shall not exceed fifteen <br /> acres of the Mixed Residential zoning district. <br /> 6. Single-family dwellings (attached and detached), two-family <br /> dwellings, and townhomes shall be limited to thirty-five (35) feet in <br /> height. <br /> 7. Apartments, condominiums, and cooperatives shall be limited to <br /> fifty-five (55) feet in height. <br /> 8. Apartments, cooperatives, condominiums, and other multi-family <br /> housing shall be in substantial conformance with the design standards <br /> in Section 1325.05 Subd. 8. <br /> 9. Housing design shall utilize a variety of building sizes, designs, <br /> layouts, facades, and lot sizes. While housing design shall be <br /> complementary, detached adjacent housing structures shall not use <br /> substantially similar exterior facades, including paint colors, materials, <br /> layouts, or designs. <br /> Page 65 of 84 <br />
