Ordinance 2010-012 <br /> c. At least fifty (50%) percent of the parking is provided in <br /> structured parking; and, <br /> d. The building meets a minimum of three of the building design <br /> standards listed in Section 1320.135 Subd. I LA <br /> E. Landscaping and Tree Preservation. A comprehensive landscaping <br /> and tree preservation plan shall be completed. The plan shall include <br /> planting designs and schedules for parks, public spaces, residential <br /> development, commercial/industrial development, and rights-of-way. <br /> F. Amenities in the Right-of-way. The City may require such amenities <br /> as street lighting, sidewalks, landscaping, and other features located in the <br /> right-of-way, including medians and boulevards, to be privately managed <br /> and maintained by a homeowner's association, business improvement <br /> district, or other similar entity. <br /> G. TCAAP Property Entrance and Exit Design Enhancements. Each <br /> primary vehicular access point to the TCAAP property shall be designed <br /> with a gateway feature, consisting of a combination of signage, <br /> landscaping, lighting and public art, designed to create an attractive and <br /> identifiable entrance and to enhance the property's overall image and <br /> appearance. Such designs shall include the following elements: <br /> 1. Gateway signage comprised of such materials as brick, stone and <br /> metal with landscaping around the sign. The signs shall include <br /> exterior architectural-style lighting. <br /> 2. Enhanced landscaping near the entrance points that include trees, <br /> shrubs and flowering plants. Landscape materials shall be grouped <br /> around gateway signs to create a visual focal point oriented to the main <br /> entrance. <br /> 3. Pedestrian-scale ornamental street lights. <br /> 4. Public art or architectural elements that evoke the natural <br /> environment and history of the TCAAP site. Such elements may be <br /> integrated into gateway signage and lighting. <br /> 5. Gateway designs must demonstrate compatibility with any public <br /> improvements, amenities, or design elements established by the City. <br /> Such elements include, but are not limited to, lighting, signage, <br /> fencing, pavement materials, landscape materials and street furniture. <br /> Page 67 of 84 <br />
