2. Proposed Development <br />a. Site Location <br />The study area is bordered by the railroad tracks on the north, <br />Hamline Avenue on the West, Harriet Avenue on the south, and <br />Lexington Avenue on the east. See Figure 2.1 for a location map. <br />b. Land Use and Intensity <br />Three redevelopment sites were identified through the planning <br />process. Although redevelopment may occur outside of these three <br />areas, this study analyzes the impact of redeveloping the Pot ‘O <br />Gold, Holiday Inn, and Arden Plaza sites. Through the planning <br />process, we were directed to analyze the impacts of the following <br />development: <br />1. The Pot ‘O Gold bingo hall site will be replaced with 15,000 <br />square feet of office. <br />2. The Holiday Inn hotel will be replaced with 95 apartment units <br />and 120,000 square feet of office. <br />3. The 46,000 square feet of offices on the Arden Plaza site will <br />be replaced with a 14,400 square foot pharmacy and 5,000 <br />square foot shopping center. <br />c. Concept Plan <br />Figure 2.2 shows the location of the redevelopment sites <br />d.
