City of Arden Hills Chapter i3 Zoning Code <br />D. Building Exteriors. The appearance of buiIdings is the most important <br />component in land developmezat. Accompiishing the stated purpose of the GB <br />District requires particular concern for building design. <br />1. T`�e arrangement, geornetry and massing of individual b�ildings sY�all <br />be responsive to the arrange�nent, geometry and zxzass�ng of the whole of <br />the GB Dist�iet. <br />2. Exterior building treatment (wall surfaces) shall be of brick, stone, <br />glass or any combination thereof, except trim and accessories may be <br />metal. <br />3. Materia�s and eolors selected for any individual building shall be <br />compatible witl� other b�ildings in the GB District. <br />4. AI3 service entrance areas, meehanical equipment and trash handling <br />devices shalI be seree�ed from adjacent buitding and off-site visibility_ <br />5. A"campus" p�an arrangement is hereby encouraged and a"sigr�ature" <br />building is cansidered desirable. <br />E. Parking. Parking requirements contained in Section I325.46 shall apply. <br />However, these requirernents may be adjusted by the City in the project <br />review process if the changes will more effecti�ely aceomplis� the stated <br />pu�pose of the GS District. <br />Surface parking shall main�ain a�ifty (50) foot landscape setback from alI <br />publie streets and a twenty {2Q) foot landscaped area from exterior project <br />property lines, except for access drives that may cross tne setback area. Since <br />the �ntent of this parkirag setback ks to provide visual separation �or Iarge scaIe <br />developments service stations with retail sales and services and with a car <br />wash shall be exempt for this particular requirement anc� instead shall be <br />required to r�eet tl�e general parking setback requirements (a twenty (2fl) foot <br />parl�i:ng setbaek from any public street or right-of way and a five (5) foot <br />parking setback from any side or rear property lanes) as stated an SecYion <br />1325.06. <br />F. Tra�c Irnpact Study. The City has deterrnined t�at the iraf�c capacity of <br />#he interchange at I-35W and State Haghway 96 will impose limitations an <br />traff�c generated within the GB District. In order to �naintain the funciional <br />capacity of the area roa� system, hoth i�ternal and external traffic and garking <br />plans and traffic generation studies prepared by registered traffic engineers <br />will be required for all pxoject withan the GB District. <br />G. Signs. Signs wiII be regulated by the Arc�en Hills Sigri Code subject to <br />any modiiications or additions contained herein.
