� <br />EN HILLS <br />MEMORANDUM <br />DATE: February 25, 2048 <br />TO: Mayor & City Council <br />FROM: Meagan Beekman, Planner T <br />SUBJ�ECT: PC #QS-008 <br />Easement Vacation <br />Christensen Estates (Richard Christensen} <br />PID: 3 4-30-23-31-0012 <br />R__ equest <br />Resolution 2008-14: Vacating the three easernents as described in document numbers 489772 <br />and 541139, For the Final Plat of Christensen Estates. <br />Back�round <br />On February 6, 2008, the Planning Connrnission unanimously recommended approval of <br />Planning Case OS-003, a preliminary and final plat to reconfigure a 3.08 acre parcel onto four <br />conforming lots. The City Council vc�i11 review the plat application at their Feb�ruary 25, 200$, <br />meeting. Condition ten of the preliminary and final plat approval requires �he vacation of ihree <br />of the City's easem�nts located on proposed Lot 1 of the proposed plat. The areas to be vacated <br />will be encornpassed by a new, larger drainaga and utility easement that will be dedicated io the <br />City in �ie Christensen Estates plat. <br />Vacaiing these three easements will clean up the property files and legal descriptions associated <br />with this property. Since the areas to be vacated will be entirely within a new drainage and <br />utility easement, Staff does not anticipate any impact to the City by granting this vacation <br />request. The City Engi�eer reviewed the proposal during the prelimin�y and final plat review <br />and is supportive of the vacation. <br />An easernent vacation requires a public h�aring before t1�e City Council.
