-A,R�N HILLS MEMORANDUM DATE: April 19, 2011 TO: Parks, Trails, and Recreation Committee FROM: Meagan Beekman, City Planner SUBJECT: Planning Case #11 -006 Applicant: Pulte Group and Alliant Engineering Property Location: 4500 Snelling Avenue North Background The applicant has a purchase agreement for 25.4 acres of undeveloped land on the southeast corner of Highway 96 and Snelling Avenue N. The property is zoned R -1, single- family residential, and is guided for Low Density Residential in the City's 2030 Comprehensive Plan. The property was currently owned by the Reiling Estate. The applicant is requesting approval to subdivide the property to allow for 39 single- family homes. The project, as it is proposed, complies with all requirements of the City's Zoning and Subdivision regulations, and would be developed at 1.9 units per acre. At their April 6, 2011, meeting, the Planning Commission held a public hearing and reviewed the application materials and Staff's recommendation. The Planning Commission voted to recommend approval for the proposal to the City Council. The City Council will review this application at their April 25, regular meeting. Because this project includes a subdivision of land, the City can require park dedication. While the City Council makes the final determination as to what the park dedication requirement will be, it is common for the PTRC to review the proposal and provide a recommendation. Park Dedication Requirements The Subdivision Code requires developers of subdivisions to dedicate to the public a reasonable percentage of the tract to be developed.
