�R�N HILLS <br />MEMORANDUM <br />DATE: May 4, 2011 <br />TO: Planning Commission <br />FROM: Meagan Beekman, City Planner <br />SUBJECT: Planning Case #11 -009 <br />Applicant: Pulte Group and Alliant Engineering <br />Property Location: 4500 Snelling Avenue North <br />Request: Final Plat <br />PC Agenda Item 3.A <br />Requested Action <br />The applicant is requesting approval of a Final Plat for the property located at 4500 Snelling <br />Avenue North to subdivide the parcel into 39 conforming single- family lots. <br />Background <br />The applicant received approval from the City for Planning Case 11 -006 for a Preliminary Plat <br />and Comprehensive Plan Amendment on April 25, 2011. The Planning Commission held the <br />public hearing and review on April 6, 2011, and unanimously recommended approval for <br />Planning Case 11 -006. <br />The applicant has since revised their preliminary plat subject to the conditions of approval from <br />Planning Case 11 -006 and has submitted for Final Plat approval. The purpose of a Final Plat <br />application is to review the proposed development for conformance with the approved <br />preliminary plat, and to finalize the conditions of approval for inclusion in a development <br />agreement. For details on the Preliminary Plat and Comprehensive Plan Amendment <br />application, see the April 6, 2011, Planning Case Report. <br />The applicants have submitted a final plat and site plan that include revisions required as part of <br />the conditions of approval of the preliminary plat (Attachment A).
