This Plar�ned Unit �evelopment (Pf1D) <br />Permit is daied the 29�h day of October 2007, and is is5ued by the Cfty of Arden <br />Hills, a Minnesota statutory city (the "City"), to CMK Arden Holdings, a <br />fNinnesofia Limited Partnership its successor� and assi�ns {"Applicani") for the <br />p[aroned u�it developrr�ent of the Traverse Business Center subject ta the terms <br />and conditions contairted herein. <br />2.0 Recitals. <br />A. Applicant is the fee awner of the following described property situated in <br />Arden Hi[ls, Ramsey County, Minnesata (Property}: <br />See Exhi�2t A aitached <br />B. On the 19th day of J�an�, 2007, Applicant submittec� a campleied <br />Application far ihe �inal P[an PUD for Phases I and II of ihe Traverse <br />BuSfness Center on the Praperty (the "Appl3cation"). <br />C. It rs anticipa�ed th�at the Traverse Bus�ness Cenier wilf be dev�[oped in <br />three (3} phases. Each Phase of the PUp shall require a separate <br />Development Agreement whtch rnust be approved by the Arden Hiiis City <br />Council before the �ssuance of any Bu�[ding or DeveEopmer�t Permits for <br />each particular Phase af the �evelopment. Phase I will cvns3st of a <br />203,400 square foot six (6) story of�ice building and other improverr�en�s <br />as required ir� the Phase I Development A�reerneni. Phase !I wilt consist <br />of a 2b�,60q square foot eight {Sj story office buitdfn� ar�d other <br />impravements as requrred by the Phase II Develapment Agreement. <br />Phase II! wi[l carosist of a 30,OOq square foot or less affice building and <br />other improvement5 as required by th� Phase lff Devefopment <br />Agreement. <br />D. On �he 11th day of July, 2007, the Arden Hi[Es Plan�ing Commission <br />reviewed the �ppiication, the r�ports and comments af the Arden Hii[s <br />staff and consultants, the corr�ments a� the Appiica�t and rnembers af <br />th� public who chose to speak, and, at the conclusion of the meeting, <br />re�ommend�d that the Arden Hil[s City Council approve the Final P[an <br />PL1D far Phases 1 and II for the Traverse Business Center subje�t to <br />certa�n conditions. <br />E.
