June 13, 2011
Arden Hills Planning Commission
City of Arden Hills
1245 West Highway 96
Arden Hills, MN 55112
Dear Planning Commission:
Bryan & Debra Lillehaugen
7 745 Amble Drive
Arden Hills, MN 55112
h- 651 -636 -6089, m- 651 - 260 -7214
lillepad @comcast. net
We are writing to request a building variance for our property located at:
1145 Amble Drive
Arden Hills, MN 55112
We are looking to add on to our existing garage, putting an additional stall directly behind the right
side of the current garage. The addition would extend the current lines of the side of the garage
and back of the house to "fill out the rectangle."
The current garage encroaches on the setback from Pleasant Drive on the right side of the
house. When the house was built, the setback was 30', but with the change of code to a 40'
setback, it put the structure in non - compliance.
Our original desire was to add a 2nd level above both the existing garage and the proposed new
garage. Due to the setback issues, we have altered the plans to build only the one -level structure
in the area in question.
The addition will help us to keep the property cleaner by allowing interior storage — versus the
current exterior area that is viewable along the whole length of Pleasant Drive. We really like our
neighborhood and Mounds View School District, and would prefer to make the changes to our
property versus moving out of the area. We would like to be able to increase the value of our
property while making it more functional for our usage.
Please carefully consider this variance request.
Sincerely,
Bryan and Debra Lillehaugen
