MEMORANDUM <br />DATE: <br />June 27, 2011 <br /> <br />TO: <br /> Honorable Mayor & City Councilmembers <br /> Patrick Klaers, City Administrator <br />FROM: <br />Meagan Beekman, City Planner <br />SUBJECT: Planning Case 11-011 <br /> Applicant: <br />TAT Properties and Select Senior Living <br />Property Location: <br /> 1201 West County Road E <br />Request: <br /> Zoning Code Amendment, Preliminary and Final Plat, Master and Final <br />Planned Unit Development <br />Requested Action <br />Approve Ordinance 2011-007 amending the Zoning Code to allow nursing home and assisted <br />living as a permitted use within the B-2 District with an approved Planned Unit Development <br />based on the Findings of Fact in the June 27, 2011, memo to the City Council. <br />Approve publishing a summary of Ordinance 2011-007 <br />Approve Planning Case 11-011 for a Preliminary and Final Plat and Master and Final PUD to <br />subdivide the property at 1201 County Road E into two parcels and reuse the existing building as <br />assisted senior housing, based on the Findings of Fact and submitted plans, subject to the <br />conditions in the June 27, 2011, report to the City Council. <br />Background <br />The property at 1201 County Road E is owned by TAT Properties, represented by Rob <br />Davidson. In March 2008, the City approved a request from TAT Properties and Northwestern <br />College granting an Interim Use Permit (IUP) at the former Holiday Inn property that would <br />allow the College to operate a student housing facility in the B-2 District.
