Page 1�wa. <br />Planning Commission Meeting - July 24, 1973 <br />Walt Harmer, Re{�rter <br />Attorney Lynden had notified the Comrnission that in his opir�ion, tawnhouses, patio homes, and <br />cfusfier homes are ail single family dwe2ling units and the 30% restriction regarding m�ritiple <br />dwellings doesr�'t apply to Stonegate's tawnhouses. <br />The Commission passed a motion recommending that the Counci! not approve the Special Use Permit <br />for the Stonegate Planned Unifi Devefopme�t (Case No, 73-16 application by D. H, Gustafsan and <br />Associafes, Inc. regarding towr�house development sauth of County itoad E2 near Va�entine Hills <br />School). �'his motion stated the project daes not meet the sacial, architectural, aesthetic, and <br />quaf ity standards of Arden Hilfs. Th� vote on this motion was four in fa�or, two against, anci three <br />abstaining. <br />Study and draft of a resofution regarding the cantra� of fhe surface wafer usage of lakes who�ly <br />within the Viflage of Arden Hi11s is p�anned by the Commission. <br />Planni�g Commission Meeting - Augusf 7, 1973 <br />Walt Harmer, Reporter <br />Concerning the proposed office building ar�d shopping center to be 6uilt by C. G. Rein at the SW <br />corner of Lexingi�on and Coe�nty Road E i�tersection {Case No, 73-3), t�e Cort�missian recommended <br />Council approval of the issuance of the building and site wark permi�s in accordance wiih the plans <br />su6mitfiec! and subject to the approval o�' the Village Engineer. <br />Recornrrsended Council appraval was passed regarding the preliminary plairs ofr Townhouse Vi�lages at <br />Arden Hills, Additions 4 and 5, and final piat of Additian 4(developrYtent by Pemtom, lnc. near <br />the SW comer af Highway 96 int�rsection wifh Harnline, Case No. 72-35). <br />Many residents from �ilfer l.ane were present for t�e further presentation and deliberation regarding <br />a request by Dreyfus Interstate Development Corp. {Case No. 73-28) to develop an area north of <br />Tiller Lane and west of Lexingtan Avenue. A Public Hearing was held ear�ier (July }2), <br />To fulfilf park dedication requirements the site plan was amended to includ� a 5.5 acre park land <br />dedication ir� the sout�western portion of the tracfi and a trail system for pedestrian and bicycle <br />travel is to be construcied £rom the 5.5 acr� park to the north. <br />3he amended site plan includes reducing the n�mber of single family lots from �7 to 16 (just nort� <br />o� T i I ler Lane) and ihe number of c lus�er homes wi I� be S$ insteac� aF 77. On f y one eastwvest road <br />wi I f access ta Lexington and it wi I I se�arate the c luster homes (to the south} and the apartments (�o <br />t�e north). <br />Recorrtmendations on ��e Dreyfus requests were tabled un�il the Special Plar�ning Commission Meeting <br />on Tuesday, August 21. <br />A proposed comprehensive park �lan was presented by Mr. 8ucfciey, Parfcs and Recreation Di�-ector, <br />and Mrs. L�ndquisr, Chairman of the Parks and Recreatio� Commiitee. This plan wo�lc� provide one <br />acre of park for every 100 people, plus one acre in a mu�icipal or district park, and one acre <br />reserved in iis natural state as open space. A probletn of definition resufted and Pfanner Shetler <br />offered I�is assistance in providing a compYarr�ise park plan. <br />
