ARDEN HILLS CITY COUNCIL — June 27, 2011 10 <br />7.A. Planning Case 11 -011— Select Senior Living PUD & Plat (continued) <br />Mr. Larson stated ornamental iron pieces could be added to this side of the building that are <br />similar to the pieces on the front of the building. He stated there would be windows added to the <br />back of the building, on the western side, where there would be offices added. <br />Councilmember Holden asked why samples of the materials were not included in the <br />presentation for the Council to consider. <br />City Planner Beekman stated the design standards for the B -2 District that were implemented <br />apply to new construction only. The design standards would apply to the construction of a <br />building on Lot 2 and construction materials would be presented to the Council for consideration <br />when the development of Lot 2 moves forward. <br />Mayor Grant stated the Council could request to see these materials because the City had until <br />July 24 to make a decision on this project. The City also has the option to request a 60 -day <br />extension. <br />City Planner Beekman stated the Development Agreement has not been finalized and this will <br />be brought back to the Council for approval on the final language. <br />Councilmember Holden asked what kind of lighting there would be on the property. <br />Mr. Larson stated the existing lighting on the building would be updated and in working order. <br />There would be shrub lighting added to the front of the building to accent the shrubs and the <br />parking lot lights would be in working condition as well. The lighting for the shrubs in the front <br />of the building is meant to be accent lighting only. There is no lighting planned for the northwest <br />corner of the property at this time because this area is used as proof of parking. If parking is <br />added to this area then the appropriate lighting will be added. <br />Councilmember Holmes agreed that accent pieces should to be added to the east side of the <br />building to enhance its look. <br />Mr. Rob Davidson, TAT Properties, stated the east side of this building is made of quality brick <br />and there will be a quality user for Lot 2. Once Lot 2 is developed this will be the visual impact <br />the City is looking for. <br />Mayor Grant stated there is not a development proposal for Lot 2 at this time and the Council <br />would like to be sure the visual impact of what is being presented is what the City wants. <br />Councilmember Holmes asked how ambulances would access the property. <br />Mr. Larson stated ambulances would access the property from the pick -up and drop -off area. <br />This will be the fastest and it has been reviewed to be sure there is adequate room for emergency <br />vehicles. <br />
