9. The proposal, if approved, would generate up to $267,000 in park dedication. <br /> Staff Recommendation <br /> Based on the findings of fact and a review of the application materials, Staff recommends denial <br /> of Planning Case 12-002, as presented in the March 7, 2012, report to the Planning Commission. <br /> While Staff is recommending denial of this application, Staff also acknowledges that this site is <br /> an important gateway to the B-2 District, and yet remains vacant. Two other development <br /> applications have been reviewed by the City and approved in the past two years on this property, <br /> both of which did not come to fruition. Staff understands the frustration of both the City and <br /> developer to find a mutually beneficial and productive reuse of this property. In that vein, if the <br /> Planning Commission chooses to approve this application, Staff recommends that the item be <br /> tabled until such time that conditions of approval can be drafted that would mitigate as much risk <br /> to the City as possible regarding this specific application. <br /> Notice <br /> Notice was published in the Arden Hills/Shoreview Bulletin and notice was prepared by the City <br /> and mailed to residents within 1,000 feet of the subject property. <br /> Options & Proposed Motion Language <br /> 1.
