NARRATIVE <br /> LAND USE APPLICATION <br /> TO CITY OF ARDEN HILLS FOR PLANNED UNIT DEVELOPMENT AMENDMENT <br /> Arden Hills 2003 L.L.C., c/o SUPERVALU INC (SUPERVALU) is applying for a <br /> Planned Unit Development Amendment to allow a Drive-Up Window for the pharmacy <br /> business in its Cub Foods store at 3717 Lexington Avenue North, Arden Hills, Minnesota. <br /> If the application is approved, SUPERVALU will construct a drive-up pharmacy window <br /> on the south side of its Cub Foods store. This location is connected to the in-store pharmacy <br /> department. SUPERVALU has analyzed the amount of stacking expected to be generated by <br /> this addition, and has concluded that: (1) The proposed drive-up lane is adequate; (2) the <br /> magnitude of additional traffic is small in comparison to the existing traffic on site; and (3) on- <br /> site circulation patterns can be developed to ensure safety and convenient traffic flow. <br /> Additionally, as you will note on the attached concept site plan, that a stop sign has been added <br /> on the sidewalk at the exit of the drive-up window lane, and a "Do Not Enter" sign on the <br /> opposite side. Another "Do Not Enter" sign is added on the existing island. <br /> The existing parking stalls total 496 stalls. While parking stalls have been eliminated to <br /> allow for the drive-up window lane, the remaining 477 parking stalls are still within the 5.0 <br /> parking ratio. The shared parking agreement related to this shopping center has all been assigned <br /> to one party, Inland Shannon Square Shoppes LLC, an affiliate of the Owner. <br /> SUPERVALU will typically staff the drive-up window from 9AM to 9PM Monday <br /> through Friday and from 9AM to 6PM Saturday and Sunday.
