I wish to share the following thoughts with city <br /> staff(I assume Meagan Beekman and other staff may be involved?) and the planning <br /> commission regarding this topic. <br /> First off, I wish that this wasn't a worksession because then there would be an opportunity for <br /> formal public comment well before too many ideas are developed and before this process <br /> takes shape. <br /> Secondly, here are my thoughts on some multi-family housing rules that could be introduced: <br /> 1) Street oriented primary entrances - <br /> Having street oriented entrances is essential to creating livable, attractive, and accessible <br /> multi-family developments. The former Holiday Inn property succeeded at having a street <br /> oriented entrance. When Northwestern took this property over for 3 years, students <br /> unfortunately were not allowed to enter at the front entrance, and much of the life <br /> surrounding this property disappeared to the back of the property. Allowing rear entrances to <br /> be the only primary entrance to multi-family dwellings creates an automobile oriented <br /> property, a kind of property that would not serve the B2 district or other districts of Arden <br /> IIills very well. Street oriented entrances encourage alternative transportation, community, <br /> street life, and visual awareness of the activities on a property. <br /> 2) Secure bicycle parking - <br /> Not only do I believe that this should be a requirement for multi-family dwellings, but I <br /> believe that the type of parking should also be specified.
