EN HILLS <br /> MEMORANDUM <br /> DATE: November 7, 2012 EDC Agenda Item 4.11 <br /> TO: Economic Development Commission Chair and Commissioners <br /> FROM: Jill Hutmacher, Community Development Director J q <br /> SUBJECT: Gateway Signs <br /> On July 30, 2012, the City Council approved a contract for the construction and installation of a <br /> gateway sign to be located on the southwest corner of the Lexington Avenue/County Road E <br /> intersection. The cost of the sign is approximately $10,100 plus costs for landscaping and <br /> lighting. As required by the Arden Plaza/Walgreens development agreement, the owner of <br /> Arden Plaza contributed $5,050 towards the cost of the sign. <br /> Upon completion of the Walgreens development, the City concluded that the number of utility <br /> boxes, underground utilities, and other signage on the southwest corner of the intersection <br /> significantly limited the placement of the gateway sign. As a result, the City Council directed <br /> staff to locate the gateway sign on the northwest corner of that intersection. Since a B-2 District <br /> gateway feature on the northwest corner was contemplated by the B-2 Guiding Plan and <br /> previously discussed with the property owner as part of development applications, moving the <br /> sign to the northwest corner should pose little difficulty. Arden Plaza and Walgreens have <br /> consented to the move as well. Installation of the sign will likely occur in 2013, or concurrent <br /> with the reuse of the former Holiday Inn property, whichever occurs first. <br /> Gateway signs on the triangle parcel and on the southwest corner of Lexington Avenue/Highway <br /> 96 are tentatively planned for 2013. Braun Intertec, on behalf of Presbyterian Homes,has filed a <br /> leak site closure request with the Minnesota Pollution Control Agency (MPCA) for the triangle <br /> parcel. The MPCA review process will take approximately two months. Early indications seem <br /> to be that the leak closure request is likely to be approved, and the City may acquire the site and <br /> construct a gateway sign and landscaping in 2013. <br /> City of Arden Hills <br /> Economic Development Commission November 7, 2012 <br /> Page 1 of 1 <br />
