These
reductions could potentially further reduce the trip generation estimates for the proposed
land use shown in Table 1.
ACCESS CONSIDERATIONS
The proposed development currently has two full-access locations along County Road E. A third
access is centrally located between the others, however bollards are currently restricting access.
This central access is proposed to be permanently closed as part of the proposed development.
From a traffic operations perspective, the remaining proposed development access locations
(west and east)are expected to operate adequately. However, the closely spaced access locations
(particularly at the west site access and the existing adjacent business access)create a potential
safety issue due to the amount of potential conflict points along County Road E.Within this 250
foot segment of County Road E,there are three access points (two full-access; one exit-only)
along the north side of the roadway, which have a total of 23 potential vehicular conflicts points.
As redevelopment occurs,it provides an opportunity to review the existing access and determine
if improvements could be incorporated to improve safety, mobility, and circulation for all users.
Therefore, to better manage these access locations and improve circulation and mobility, an
access consolidation concept was developed(see Figure 1).
