City of Arden Hills Chapter 13 Zoning Code <br /> (i) Open sales, rental or storage lots, including but not limited to cars, <br /> buses, trucks, motorcycles, bicycles, recreational vehicles, trailers, boats, <br /> mobile homes, machinery, lumber, building materials, and similar items. <br /> Open air garden centers shall be exempt; <br /> (ii) Mini-storage facilities; <br /> (iii) Outdoor bulk storage buildings, including but not limited to, forest, <br /> metal, concrete, agricultural and petroleum products, chemicals and <br /> similar products; <br /> (iv) Manufacturing or processing that generates hazardous waste <br /> without a valid Hazardous Waste Generator's license from the Ramsey <br /> County Public Health Department; <br /> (v) Crematoriums; <br /> i <br /> (vi) Adult Uses; <br /> (vii) Racetrack; <br /> (viii) Pawn Shop; and, <br /> (ix) Consumer Small Loan Establishments. <br /> C. Mixed Residential. The following design standards shall apply in the <br /> Mixed Residential District: <br /> 1. The City seeks to provide a variety of housing options and types to <br /> accommodate the current and future needs of Arden Hills. This may <br /> include market rate housing, affordable housing, and senior housing. The <br /> housing shall be primarily owner-occupied housing. <br /> 2. The maximum number of dwelling units will be determined based on <br /> the capacity of the adjacent roadways and intersections as determined by <br /> the required traffic study and City review but shall not exceed fifteen <br /> hundred(1,500) dwelling units. <br /> 3. Single-family dwellings (attached or detached), two-family <br /> dwellings, or townhouses shall comprise at least 70 percent of the total <br /> number of dwelling units on the TCAAP property. Multi-family <br /> dwellings, including apartments, cooperatives, and condominiums, shall <br /> not contain more than thirty (30%) percent of the dwelling units on the <br /> TCAAP property.
