Welsh Companies. The Staff has been continuing to work with Welsh Companies on <br /> the development of subsequent phases in the GBD. The City and the developer on <br /> working on Phase II of the development which would be 120,000 square foot building on <br /> the Pentair property. It is currently anticipated that Phase II of their project will occur in <br /> early to mid 1998. <br /> 2. TCAAP. The Staff is continuing to work with a wide variety of existing tenants on <br /> TCAAP as it relates to consolidation/relocation of existing uses and making land <br /> available for re-use (ie., open space, governmental, industrial, office, etc.,). It is hoped <br /> that prior to the end of 1996 that meaningful progress on this front will have occurred. <br /> • 3. Leasing Guide. The October of 1996 issue of the Leasing Guide as published by the <br /> Minnesota Real Estate Journal contains a section on office vacancies and a section on <br /> industrial vacancies in Arden Hills (Exhibit A). <br /> 4. Twin Cities' Cost of Living. The November of 1996 edition of Focus as published by <br /> the Greater Minneapolis Chamber of Commerce contains a comparison of the cost of <br /> living in the Twin Cities to other major metropolitan areas (Exhibit B). <br /> 5. Population Notes. The November of 1996 edition of Population Notes as published by <br /> Minnesota Planning contains an article by Diana Telschow which discusses some of the <br /> more commonly asked questions by business and industry regarding the census (Exhibit <br /> C). <br /> 6. Commuting Patterns in America. The September 30, 1996 edition of the Deloitte and <br /> Touche Review contains an summary of the Eno Transportation Foundation's report <br /> which was titled"Commuting in America II", which examines population patterns and <br /> trends and their effects on commuting (Exhibit D). <br /> • <br />
