BACKGROUND INFORMATION <br /> COMPREHENSIVE PLAN SUMMARY <br /> The eastern area of the City is dominated by Lon- Lake and the Long Lake Regional Park. The <br /> area is generally industrial in character stretching along Highway 8. Recent development in this <br /> area has been light industrial and office/warehouse in nature, including Rehabilicare, Rush Lake <br /> Business Park and a distribution facility for AT & T. Most recent development has occurred <br /> because of City involvement in a series of redevelopment projects. <br /> ENVIRONMENTAL PHASE I REPORT <br /> Delta Environmental is producing a Phase I report on the entire NW Quadrant area. A summary <br /> is included when completed. The summary lists several spot locations that may warrant further <br /> investigation. Previous Phase one analysis has been prepared for the driving range site and can <br /> be made available. <br /> GEOTECHNICAL INFORMATION <br /> Geotechnical information is not available on the entire site. The driving range site information <br /> results has concluded that parts of the site are not well suited to support substantial buildings. <br /> • However, this may be overcome through the use of special foundation or soil stabilization <br /> measures <br /> TRAFFIC MAP <br /> The attached map from 1993 includes the latest traffic information available to date. <br /> UTILITY INFORMATION <br /> CAD map of the area showing utilities was produced by New Brighton Engineering Department <br /> and is attached. <br /> MAPS OF SITE LOCATION <br /> NW Quadrant redevelopment site is shown in relation to access points. <br /> SELECTED DEMOGRAPHICS <br /> Census information on New Brighton and the surrounding communities are presented in a table <br /> format with an accompanying map to visually demonstrate the communities included in the data. <br /> • <br />
