AGENDA ITEM <br /> <br /> <br />MEMORANDUM <br /> <br />DATE: April 15, 2013 <br /> <br />TO: Honorable Mayor and City Councilmembers <br />Patrick Klaers, City Administrator <br /> <br />FROM: Terry Maurer, Public Works Director <br /> <br />SUBJECT: Triangle Property Options <br /> <br /> <br /> <br />Background/Discussion <br /> <br />Staff will be prepared at Mond work session to discuss options for the development of the <br />triangle parcel. In preparation for the discussion, staff has prepared the attached scale drawing of <br />the site with the general location of the gateway sign and surrounding perennial garden. In <br />addition, staff has had Precision Landscape and Tree do a brief evaluation of the existing trees on <br />the site relative to condition. That letter of evaluation is also attached. <br /> <br />As for the site, the following is a list of thoughts/assumptions for <br />the City Council to consider and direct staff on: <br /> <br /> <br />The Gateway sign and immediate landscaping should be the focal point of the site. <br /> <br />In order to have the gateway sign the focal point on a relatively flat site the sign location <br />should be slightly raised. <br /> <br />The area around the gateway sign would be a perennial garden of the size and scope <br />designed by former Councilmember Tamble. The perennial garden would include accent <br />points of limestone outcroppings. <br /> <br />Site development should not attract pedestrian movement. <br /> <br />Existing driveways (3) along Lake Johanna Boulevard need to be removed and replaced <br />with barrier curb and gutter to make the curbing continuous on the east side. <br /> <br />The site needs to be irrigated to ensure the appearance. There is an existing house water <br />service still in place that can be used for the irrigation system. <br /> <br />To not detract from the gateway sign, nor attract pedestrians, a mixture of trees and grass <br />could be used as a back drop. The trees would be a mixture of flowering ornamental, <br />overstory and evergreen. <br /> <br />The existing soil on the site would be tested and if found lacking for the trees and grass, <br />the appropriate soil amendment would be added to the site. <br />12 <br />Page of <br /> <br />
