Among these trail users, biking and walking are the most <br />recreation form, while running, inline skating, and dog-walking <br />popular. <br />Growth in the Rice Creek North Regional Trail is also anticipate <br />population growth of the surrounding communities. Metropolitan C <br />studies indicate that 1/2 of regional trail users live within 3/ <br />(core service area) and 3/4 live within 3 miles of the trail (pr <br />area). As shown in the Table 2, the communities surrounding this <br />of the Rice Creek North Regional Trail are all anticipated to in <br /> cant growth, located in Arden Hills is anticipated to <br />occur in the area immediately adjacent to the amendment area as <br />of the redevelopment of the 427 acres in TCAAP. The City of Arde <br />in partnership with Ramsey County as part of the Joint Developme <br />Authority, is in the process of revising the master plan for the <br />an Alternative Urban Areawide Review (AUAR), and preparing devel <br />regulations to support the redevelopment of the site. A portion <br />will be undergoing a 30 month environmental remediation that wil <br />complete in 2015. When development occurs the site is anticipate <br />a mixture of commercial and residential uses.
