<br /> <br />20.The applicant shall include an additional 25.5 caliper inches of trees on-site for the Phase <br />I development or if tree planting on-site is not practical, a fee in lieu thereof may be paid <br />for the trees required. The fee amount shall be the cost of materials and installation of <br />trees, plus ten percent, and shall be provided by the applicant and approved by the City. <br /> <br />21.The Developer shall provide a minimum of one tree every 40 feet along the Lexington <br />Avenue right-of-way. These plantings may not be counted towards the additional tree <br />plantings required for Phase I as stated in Condition number 20. The Developer shall <br />coordinate these plantings with Ramsey County and all relevant utility companies with <br />infrastructure located in the right-of-way. <br /> <br />22.Each tenant for the Phase I building shall be limited to no more than eighty square feet of <br />total wall signage. Wall signage shall not be transferable betweentenants. Each sign shall <br />require a separate sign permit prior to installation per the requirements of the Sign Code <br />and design standards. <br /> <br />23.A development agreement shall be prepared by the City Attorney and subject to City <br />Council approval.
