ARDEN HILLS PLANNING COMMISSION JUNE 19, 2013 17 <br /> <br />Community Development Director Hutmacher stated the plat did include a right turn lane easement <br />from Red Fox Road moving onto Lexington Avenue. This would assist traffic in flowing more <br />smoothly through the area. <br /> <br />Commissioner Stodola appreciated the sidewalks included within the entire development. She <br />suggested the sidewalks be connected to adjacent parcels. <br /> <br />Community Development Director Hutmacher stated this was an excellent suggestion and noted the <br />City would work to make connections in the future. She commented the proposed sidewalks would <br />increase walk-ability for those working in the area wanting to access the development. <br /> <br />Councilmember McClung indicated the proposed sidewalks were a great start and would act as a <br />catalyst for adjacent property owners. <br /> <br />Mr. Roberts reviewed a materials board with the Commission. <br /> <br />Chair Larson opened the public hearing at 7:53 p.m. <br /> <br />Chair Larson invited anyone for or against the application to come forward and make comment. <br /> <br />There being no comment Chair Larson closed the public hearing at 7:53 p.m. <br /> <br />Commissioner Holewa moved and Commissioner Scott seconded a motion to recommend <br />approval of Planning Case 13-003 for a Master PUD, a Final PUD for Phase I, and a <br />Preliminary Plat at 3833 Lexington Avenue based on the findings of fact and the submitted <br />plans, as amended by the 24 conditions in the June 19, 2013, report to the Planning <br />Commission, deferring the lighting and sign plan until a comprehensive plan was submitted <br />by the Developer.
