Staff Recommendation <br /> <br />Based on the submitted plans and findings of fact, Staff recommends approval of Planning Case <br />13-010 for a Planned Unit Development Amendment at 3585 Lexington Avenue North. Staff <br />recommends the following five conditions to be included with the approval: <br /> <br /> <br /> <br />1.The project shall be completed in accordance with the plans submitted as amended by the <br />conditions of approval. Any significant changes to these plans, as determined by the City <br />Planner, shall require review and approval by the Planning Commission and City <br />Council. <br /> <br />2.The 97.6 square feet of wall signage shall be divided between two wall signs measuring <br />40.2 square feet and 8.6 square feet to be located on the north building wall, and two wall <br />signs measuring 40.2 square feet and 8.6 square feet to be located on the west building <br />wall. <br /> <br />3.Wall signs shall be comprised of individual cut letters and shall not extend more than <br />twelve (12) inches from the wall they are attached to. <br /> <br />4.The applicant shall apply for a sign permit prior to installation of the signs. <br /> <br />5.Pr <br />revised development agreements pertaining to the property at 3585 Lexington Avenue. <br /> <br /> <br />Options <br /> <br />1. Recommend Approval with Conditions: Motion to recommend approval of Planning Case 13- <br />010 for a PUD Amendment at 3585 Lexington Avenue North based on the findings of fact and <br />the submitted plans as amended by the five conditions in the July 10, 2013, Report to the <br />Planning Commission. <br /> <br />2. Recommend Approval as Submitted: Motion to recommend approval of Planning Case 13-010 <br />for a PUD Amendment at 3585 Lexington Avenue North based on the findings of fact and the <br />submitted plans in the July 10, 2013, Report to the Planning Commission. <br /> <br />3. Recommend Denial: Motion to recommend denial of Planning Case 13-010 for a PUD <br />Amendment at 3585 Lexington Avenue North based on the following findings of fact: findings to <br />deny should specifically reference the reasons for denial and why those reasons cannot be <br />mitigated. <br /> <br />4.
