Height Meets Requirements <br />The maximum height for buildings in the B3 District is 35 feet. None of the proposed buildings <br />would exceed this height. <br /> <br />C. Setbacks Flexibility Requested <br />The minimum setback for principal buildings in the B3 District is 50 feet in the front yard, and 20 <br />feet in the rear and side yards. For accessory structures, the minimum setback is 10 feet in the rear <br />and side yards. In planned unit developments, the building setbacks from the internal lot lines are <br />less of a concern. The primary concern is the setback measurement from Red Fox Road and <br />Lexington Avenue, and the adjacent properties to the west and the south of the development. Staff is favorable to this request given the <br />unusually large County right of way on Lexington Avenue, which measures approximately 55 feet <br />in width from the Lexington Avenue curb to the property line. The accessory structure proposed in <br />Phase I would be situated approximately 3 feet from the front and side property line. This structure <br />will extend out from a proposed retaining wall that will run along eastern and northern sides of the <br />northeast corner of the property. Staff is favorable to this proposal because the structure will be <br />entirely screened from view behind the retaining wall. The other four proposed buildings all meet the <br />minimum setback requirements. <br /> <br />
