2. SITE PLANS AND AMENDMENTS. The he <br />Site shall be developed in accordance with the Application and Suppor <br />accompanying Council approval , with the Agreement and the approved Plans. A sign plan was not <br />submitted. The Agreement specifies that any significant changes to the Plans, as reasonably determined by the <br />City Planner, shall require review and approval by the Planning cil. <br />3. SIGN PLAN. The Developer has requested the City approve a PUD Amendment to include a Sign <br />for the Site and the Council approved a site-wide Sign Plan on June 24, 2013. The Site shall be improved and <br />maintained consistent with the approved Sign Plan reviewed and aproved by the City in planning file PC 13-009, <br />and described as e street flats and commercial shoppes Master Sign Plan Proposal, dated June 17, 2013. <br />4. TERMS AND CONDITIONS. <br />A. The master sign plan shall be completed in accordance with thd as amended by the <br />conditions of approval. Any significant changes to these plans, <br />require review and approval by the Planning Commission and City Council. <br />B. Freestanding signs shall be monument type ground signs with the copy resting on and supported by a <br />solid base of brick or rock-faced block in a color similar to or complementary to the main s <br />site. The material of the base must extend at least one-half way up the sides of the sign face. <br />C. Freestanding signs shall be located at least five (5) feet from an <br />over the property line. <br />D. Wall signs shall be comprised of individual cut, back-lit letter and shall not extend more than twelve <br />(12) inches from the wall they are attached to. <br />E. In the event that the property at 1201 County Road E is subdi <br />Lexington Avenue and County Road E, the new corner parcel will b <br />and this sign shall be located on Lexington Avenue. <br />F. The total wall signage for the property shall not exceed 275 squ <br />
