The property at 3833 Lexington Avenueis located in Sign District 5.For properties not included <br />in a Planned Unit Development, 100square feet of freestanding signage is permittedin this <br />District. Since the sitefronts two public streets(Lexington Avenueand Red Fox Road),the <br />propertyis allowed an additional freestanding sign not to exceed 50square feet. Freestanding <br />signs are not permitted to be more than16feet in height.The total area of a freestanding sign <br />(including sign copy, decorative features, and structural supports) must be no more than 1.5 <br />times the permitted sign copy area of the sign. <br />The Sign Code also includesspecific design standards for freestanding signsin this District. <br />Only freestanding monument signs are permitted and the signs must be designed so that thesign <br />copyissupported by a solid base of brick or rock-faced block in a color similar or <br />complimentary to the main structure on the site. Materials used forthe signbase are required to <br />extend at least one-half way up the sides of the sign face. <br />Due to the sign being located approximately 60 feet from Lexington Avenue, the applicant has <br />expressed concerns about the visibility of the individual tenant signs and is requesting flexibility <br />on the height and area requirements. The applicant is also requesting a larger monument sign on <br />Lexington Avenue in part because a second freestanding signon Red FoxRoad, which would be <br />permitted by the Sign Code,will not be installed. <br />A total of 135 square feet of copy area is proposed for the Lexington Avenue monument sign, an <br />additional 35 square feet than what is allowed in the Sign Code. The proposed 26’ –9½”height <br />of the sign exceeds the sign requirementsby 10’–9 ½”.The total area of the sign would be <br />approximately 310 square feet. If the requested 135 square feet of copy area was to be permitted, <br />the total area of the sign could be up to 203 square feetbased on the Sign Code requirements. <br />The base of themonumentsign would be constructed with rough face cast stone, and modular <br />brick would be used on the sideof the sign that facesaway from Lexington Avenue.These <br />materials match the principal building materials used for the Phase I building.
