ARDEN HILLS PLANNING COMMISSION September 4, 20137

Chair Larson explained the Commission would like Condition 9 rewritten by staff prior to this
item going before the City Council. He summarized the proposed changes to the conditions in
detail and questioned how the Commission wanted to proceed.

Commissioner Thompson suggested Condition 11 be added to assure that only one monument
sign be permitted with this development along Lexington Avenue.

Community Development Intern Bachler stated the development agreement does state that any
additional signage would require a PUD amendment, which would need to be approved by the
City. For this reason, Condition 11 would not be necessary.

Commissioner Hames moved and Commissioner Thompson seconded a motion to
recommend approval of Planning Case 13-014 for a PUD Amendment at Lexington Station
at 3833 Lexington Avenue based on the findings of fact and the submitted plans, as
amended by the ten (10) conditions, amending Conditions 7, 8 and 9 as discussed this
evening and found in the September 4, 2013, report to the Planning Commission.

Commissioner Zimmerman discussed the film already present on the back side of the current
building along County Road E.

The motion carried unanimously (5-1) (Zimmerman opposed).
