The criteria
are as follows:
1.There are site conditions which require a sign adjustment to allow the sign to be
reasonably visible from a street immediately adjacent to the site; or,
2.The sign adjustment will allow a sign of exceptional design or a style that will
enhance the area or that is more consistent with the architecture and design of the
site; and
3.The sign adjustment will not result in a sign that is inconsistent with the purpose
of the zoning district in which the property is located or the current land use.
Site conditions onthe property justify a sign adjustment to allow the proposedsign to be
reasonably visible from the roadways adjacent to the site. The building is approximately 210
feet from Lexington Avenue and approximately 185 feet from CountyRoad F.The proposed
sign would be located on the northeast corner of the building making it primarily visible from
northbound traffic alongLexington Avenue.Given the distance the buildingis from its
respective right-of-ways,the proposed sign adjustment is practicableso that the building and its
use is visible from the adjacent roadways.
The proposed design and materials used to construct the sign are of exceptional quality and are
comparableto other signs that been approved through the Sign Standard Adjustmentprocess.
City of Arden Hills
City Council Meeting for November 25, 2013
P:\Planning\Planning Cases\2013\PC 13-018 -Gradient Financial -Signage Site Plan Review\Memos_Reports_13-018
25
Page of
