Site conditions onthe property justify a sign adjustment to allow the proposedsign to be <br />reasonably visible from the roadways adjacent to the site. The building is approximately 210 <br />feet from Lexington Avenue and approximately 185 feet from Count Road F.The proposed sign <br />would be located on the northeast corner of the building making it primarily visible from <br />northbound traffic alongLexington Avenue.Given the distance the buildingis from its <br />respective right-of-ways,the proposed sign adjustment is practicableso that the building and its <br />use is visible from the adjacent roadways. <br />The proposed design and materials used to construct the sign are of exceptional quality and are <br />comparableto other signs that been approved through the Sign Standard Adjustmentprocess. <br />The proposed non-illuminated wall sign would be designed with individual reverse channel <br />letters constructed with aluminum and painted dark bronze.The use of high quality materials for <br />the proposed sign will enhanceappearance ofthe building. <br />Allowing signage flexibility at this property will not result in any inconsistencies with the <br />purpose or intent of the zoning or sign district. Sign Standard Adjustments are allowed by a Site <br />Plan Review and Council approval for properties located within the I-1 Limited Industrial <br />Districts. <br />2. Existing Signage <br />Wall Signage <br />At this time the structure has no existing wall signage on its façade.The previous Arden Woods <br />sign was removed whenthe façade on the building was being updatedearlier this year.The <br />applicant indicated that the lettering on the original sign that was removed from the building was <br />similar to the proposed signage in terms of the height of each letter. <br />Freestanding Signage <br />There is one (1) existing freestanding signthat exist on the property. A multi-tenant freestanding <br />sign that iseight (8)feet four (4) inches in height by ten (10) feetwide with an overall height of <br />twelve (12) feet ten (10) inches islocated at the corner of Lexington Avenue and County Road F. <br />Auxiliary Signage <br />There is one (1) freestanding entrance sign located alongCounty Road F that is two (2) feet in <br />height by three (3) feetwidewith total height of three (3) feet seven (7) inches. <br />Resident Comments <br />Staff has not received any letters, e-mails, or telephone calls from property owners or occupants <br />in regards tothis planning case. <br />Notice <br />
