<br />Attachment A <br /> <br /> <br />October 8, 2013 <br />th <br /> <br />Mr. Ryan Streff <br />City of Arden Hills <br />1245 West Highway 96 <br />Arden Hills, MN 55112 <br /> <br />Re: Gradient Financial, Arden Hills, MN Exterior Improvements <br /> <br />Dear Mr. Streff <br /> <br />I am submitting a site plan review on adding a new maintenance garage beside the 4105 Lexington Ave <br />N complex previously called ArdenWoods. The purpose of this is to allow an 1800sqft building to be <br />added for equipment necessary for the maintenance of the premises. The location is represented on the <br />attached sheets showing the overall location in respect to the property. <br /> <br />The new structure is to be comprised of a floating slab with a wood structure. The exterior is proposed <br />to be comprised of (2) 10x10 garage doors, (1) 12x10 garage door, and (1) 3x7 service door. The <br />exterior skin is proposed to be sided using fiber cement siding that replicates a brick appearance of the <br />current building. There is no lighting proposed to be added to the exterior of the building. The roof <br />system is to be a flat rubber roof to mimic the current building conditions. <br /> <br />The trash enclosure is to be comprised of masonry units with a rock face and metal gates with screening <br />to conceal dumpsters inside. Size of trash enclosure is to match existing size moving location from east <br />(Lexington) side of building to west side near wooded area. <br /> <br />The use of the maintenance garage is for snowplow and lawn equipment necessary to the maintenance of <br />the property. As well as, allowing for additional green spaces by relocating the trash enclosure. <br /> <br />By allowing the maintenance garage and relocation of the trash enclosure additional green space may be <br />improved by reducing improvable surfaces by approximately 5%.
