The criteria <br />are as follows: <br />1.There are site conditions which require a sign adjustment to allow the sign to be <br />reasonably visible from a street immediately adjacent to the site; or, <br />2.The sign adjustment will allow a sign of exceptional design or a style that will <br />enhance the area or that is more consistent with the architecture and design of the <br />site; and <br />3.The sign adjustment will not result in a sign that is inconsistent with the purpose <br />of the zoning district in which the property is located or the current land use. <br />Site conditions ofthe property justify a Sign Standard Adjustment to allow the proposedsignsto <br />be reasonably visible from the roadways adjacent to the site. The propertyis 400+ feetfrom I- <br />694/Highway10 and approximately 500 feetfrom Highway 51/Hamline Avenue. The building <br />itself is setback approximately 40 feet from the northern property line along County Road F <br />West. Given the distance the buildingis from its respective right-of-ways,the proposed sign <br />adjustment is practicableso that the building and its use is visible from the adjacent roadways. <br />Allowingflexibility fortemporary signage at this property will not result in any inconsistencies <br />with the purpose or intent of the zoning or sign district.
