ProjectDescription <br />TherevisedplanfortheproposedfirstphaseredevelopmentofArdenPlazaconsistoftwobuildings: <br />A13,000s.f.CVSPharmacy; <br />A6,000s.f.retail/restaurantbuilding. <br />Theproposed6,000s.f.retail/restaurantbuildingisidenticaltothebuildingintheplanapprovedbythe <br />CityCouncilinMayof2009. <br />TheproposedCVSpharmacybuildingdoesnotincludethe4,700s.f.attachedretailbuildingincludedin <br />theoriginalpharmacyplanapprovedin2009.However,severaladjustmentshavebeenmadeinthe <br />proposedCVSpharmacy,whichimprovetheoveralldesign.Theseinclude: <br />TheentrydoorisnowlocatedontheSEcornerofthebuilding.Thismeansthatthebuilding <br />façadefacingsouthismorewelcomingandattractive.Thishelpsthebuildingrelatemore <br />effectivelytotherestoftheretailcenter. <br />ThebuildinghasbeenshiftedtotheeasttowardsLexington.Thisshifthasdiminishedthe <br />numberofsurfaceparkingstallseastofthebuildingbyonefullrow.Theeastparkinglotnow <br />hasthreerowsofparkinginsteadoffour. <br />Thebuildinghasveryattractivearchitecturalfeaturesonthenorth,eastandsouth.Theservice <br />portionsofthebuilding,whicharebynecessitysomewhatlessattractive,arelocatedonthe <br />westsideoftheproposedpharmacy.Thesewillbepartiallyscreenedbytheproposed6,000s.f. <br />retail/restaurantbuilding. <br />TheproposedCVSbuildingat32feetwillbehigherthanthepreviouslyproposedWalgreens <br />building.Thiswillensureamoreattractivearchitecturalstatementonthisimportantcornerlot. <br />Sincethelandis810feetbelowgrade,thistallerbuildingwillimprovetheoverallarchitectural <br />design. <br />CVSwillincludeattractivearchitecturalfeaturesontheNEcornerofthebuildingaswellasthe <br />CountyRoadEfrontage.Thesearchitecturalfeatureswillbeconsistentwiththerequirements <br />establishedinthe-z·äx­countyroadEplan. <br />TheoriginalWalgreenplanincludeda4,700s.f.attachedretailbuildingonthesouthsideofthe <br />proposedpharmacybuilding.ThisdesignwaschosenprincipallybecausetheWalgreenplanhad <br />thecustomerentryontheNEcorner.Thismeantthatthesouthsideofthepharmacywas <br />serviceorientedand,asaresult,unattractive.Theadditional4,700s.f.retailwasaddedto <br />accomplishthegoalofthreesidedarchitecture.SincetheproposedCVShastheircustomer <br />doorontheSEcorner,theadditional4,700s.f.retailbuildingisnotnecessarysincetheCVS <br />elevationtothesouthwillhaveanattractiveentranceandconsiderablepedestrianactivity. <br />Alloftheamenitiesandsiteimprovementsincludedintheoriginalplanwillalsobeincludedin <br />therevisedCVSplan. <br />
