<br />NEW BUSINESS 8B <br /> <br />MEMORANDUM <br /> <br />DATE: <br />January 27, 2014 <br /> <br /> <br />TO: <br /> Honorable Mayor and City Council <br /> Patrick Klaers, City Administrator <br /> <br />FROM: <br />Matthew Bachler, Associate Planner <br /> <br />SUBJECT: Planning Case #13-017 <br /> Applicant: <br />TAT Properties, LLC <br />Property Location: <br /> 1201 County Road E <br />Request: <br /> Planned Unit Development Amendment <br /> <br /> <br />Requested Action <br /> <br />Motion to approve Planning Case 13-017 for a Planned Unit Development Amendment at 1201 <br />County Road E, based on the findings of fact and the submitted plans, as amended by the twenty- <br />two (22) conditions in the January 27, 2014, Report to the City Council. <br /> <br /> <br />Background <br /> <br />In December 2012, the City Council approved Planning Case 12-019 for a Master and Final <br />Planned Unit Development (PUD) at 1201 County Road E. This planning case allowed the reuse <br />of the existing building on the property for 74 residential apartment units and approximately <br />20,000 square feet of retail space. A Certificate of Occupancy for the building was issued in <br />October 2013. The City Council later approved a Certificate of Completion for the E Street Flats <br />project in November 2013, which acknowledged that the developer had completed certain site <br />improvements as required by the Development Agreement. <br /> <br />The approved Master PUD consists only of the redevelopment of the existing building on the <br />property and the completion of site improvements. A previous land use application (PC #11-011) <br />submitted by the applicant and approved by the City Council in 2011 included a preliminary plat <br />proposal that would have subdivided the property into two parcels.
