ARDEN HILLS CITY COUNCIL WORK SESSION JANUARY 13, 20142 <br /> <br />Associate Planner Bachler <br /> stated that based on the analysis, staff is requesting further direction <br />from the Council on the following questions: <br /> <br /> <br />1.)Should the City increase the minimum area required for three-bedroom units in multi- <br />family developments? <br /> <br />2.)Should the City also consider increasing the minimum additional area required for each <br />additional bedroom? <br /> <br />3.)Should the City consider any other changes to the minimum area required for other units? <br /> <br />Councilmember Holden <br /> supported the existing standards for efficiency and one bedroom units. <br />However, she would like to see the two bedroom and three bedroom standards more closely match <br />the sizes of those found in the study. She recommended that two bedroom units be a minimum of <br />1,000 square feet and three bedroom units be a minimum 1,300 square feet. <br /> <br />Mayor Grant <br /> stated that changes made to this document would impact the TCAAP development. <br />He does not want to see three bedroom units at 900 square feet. He indicated that he could <br />support two bedroom apartments at a minimum of 950 square feet. <br /> <br />Councilmember Holmes <br /> commented that the City was above the market and average size for <br />efficiency units. one bedroom size standards. <br /> <br />Mayor Grant <br /> questioned if the efficiency units should be decreased to 550 square feet and the <br />one bedroom units decreased to 650 square feet. <br /> <br />Councilmember Holden <br />did not agree with suggestion. <br /> <br />City Administrator Klaers <br /> commented that another option would be to have the efficiency units <br />at 550 square feet, one bedroom units at 700 square feet, and two bedroom units at 950 square <br />feet. <br /> <br />Councilmember Holden <br /> asked if apartment complexes were required to be constructed under a <br />PUD and if so, if the minimum size standards could be adjusted. <br /> <br />Associate Planner Bachler <br /> stated that this is the case in the B-2 District, and that any flexibility <br />requested on the minimum size standards would need to be approved by the City Council. <br /> <br />Mayor Grant <br /> inquired if staff wanted to do further research on current developments prior to <br />making changes to the design standards. <br /> <br />Associate Planner Bachler <br /> stated that enough information had been collected on current <br />developments to make changes. <br /> <br />Councilmember Holden <br /> <br /> <br />Associate Planner Bachler <br /> reported that the apartment units under this category are generally <br />less than five years old. <br /> <br />
