MEMORANDUM <br />4.C <br />DATE: <br />February 5, 2014 <br /> PC Agenda Item <br /> <br />TO: <br />Planning Commission <br />FROM: <br />Ryan Streff, City Planner <br />SUBJECT:Planning Case #14-006No public hearing required <br />– <br />Applicant: <br />Leroy Signs, Inc. <br />Property Location: <br />3725, 3728, 3750, 3757, 3768 Dunlap Street North <br />1230GreyFox Road <br />Request: <br />Site Plan Review –Sign Standard Adjustment <br />Requested Action <br />The applicant has requested a Site Plan Review for a Sign Standard Adjustment that would allow <br />for a deviation from the SignCode in order to increase the amount of freestanding signage at the <br />properties located at 3725, 3728, 3750, 3757 and3768 Dunlap Street North, and 1230GreyFox <br />Road. <br />Background <br />1.Overview of Request: <br />The sign standard adjustment is being requested for the six (6) properties owned by Transwestern <br />that are located along Dunlap Street North and GreyFox Road. Thepropertiesthat are <br />addressed off of Dunlap Street North are zoned B-4 Retail BusinessDistrict and the property <br />addressed off of GreyFox Road is within the B-3 Service Business District. All of the properties <br />are generally located north of County Road E, south of Red Fox Road, east of Highway <br />51/Snelling Avenue and west of Lexington Avenue. <br />Transwestern leases these building to a variety of tenants, and has expressed concerns about the <br />visibility of thebusinessesand the products and services they provide to the community.
