Staff Recommendation <br />Based on the submitted plans and findings of fact, staff recommends approval of Planning Case <br />14-006for a Sign Standard Adjustment under the Site Plan Review process.Staff recommends <br />the followingsix (6) conditionsbe included with the approval: <br />1.That the project shall be completed in accordance with the plans submitted as amended <br />by the conditions of approval. Any significant changes to these plans, as determined by <br />the City Planner, shall require review and approval by the Planning Commission and City <br />Council. <br />2.That one (1) freestanding sign shall be permitted at each of the following properties: <br />3725, 3728, 3750, 3757 and 3768 Dunlap Street North,and 1230 GreyFox Road. <br />3.That each freestanding sign shall not exceed the sign copy area of thirty-two (32) square <br />feet and a total sign area of sixty-three (63) square feet. <br />4.That the signs shall be located to preserve the clear vision area. <br />5.That a property owner identification sign may be located on the base of each sign but <br />shall notexceed two (2)square feet insize.The text shall be limited to “Leased and <br />Managed by: Transwestern”. <br />6.That the applicant shall apply for a sign permit prior to the installation of the sign. <br />Options and Proposed Motion Language <br />1.Recommend Approval with Conditions:Motion to recommend approvalof Planning Case <br />#14-006for a Site Plan Review and Sign Standard Adjustment at 3725, 3728, 3750, 3757 and <br />3768 Dunlap Street North, and 1230GreyFox Road,based on the findings of fact and the <br />submitted plans as amended by the six (6) conditions in the February 5, 2014, Report to the <br />Planning Commission. <br />2.Recommend Approval as Submitted: Motion to recommend approvalof Planning Case #14- <br />006for a Site Plan Review and Sign Standard Adjustment at 3725, 3728, 3750, 3757 and <br />3768 Dunlap Street North, and 1230GreyFox Road,based on the findings of fact and the <br />submitted plansin the February 5,2014,Report to the Planning Commission. <br />3.Recommend Denial:Motion to recommend denialof Planning Case #14-006for a Site Plan <br />Review and Sign Standard Adjustment at 3725, 3728, 3750, 3757 and 3768 Dunlap Street <br />North, and 1230GreyFox Road,based on the findings of fact:findings to deny should <br />specifically reference the reasons for denial and why those reasonscannot be mitigated. <br />City of Arden Hills <br />Planning Commission Meeting for February 5, 2014 <br />P:\Planning\Planning Cases\2014\PC 14-006 -Transwestern -Sign Standard Adjustment\Memo_Reports_14-006 <br />78 <br />Page of <br />
