ARDEN HILLS PLANNING COMMISSION –JUNE 19, 201318 Community Development Intern Bachler commented Shoreview is currentlymodifying their side of Red FoxRoad. He stated existing traffic levels were steady and may need to be addressed with the County in the future. Community Development Director Hutmacher stated the plat did include a right turn lane easement from Red Fox Road moving onto Lexington Avenue. This would assist traffic in flowing more smoothly through the area. Commissioner Stodola appreciated the sidewalks included within the entire development. She suggested the sidewalks be connected to adjacent parcels. Community Development Director Hutmacher stated this was an excellent suggestion and noted the City would work to make connections in the future. She commented the proposed sidewalks would increasewalk-ability for those working in the area wanting to access the development. Councilmember McClung indicated the proposed sidewalks were a great start andwould act as a catalyst for adjacent property owners. Mr. Roberts reviewed a materials board with the Commission. Chair Larson opened the public hearing at 7:53 p.m. Chair Larson invited anyone for or against the application to come forward and make comment. There being no comment Chair Larson closed the public hearing at 7:53 p.m. Commissioner Holewamoved and Commissioner Scottseconded a motion to recommend approval of Planning Case 13-003for a Master PUD, a Final PUD for Phase I, and a Preliminary Plat at 3833 Lexington Avenue based on the findingsof fact and the submitted plans, as amended by the 24conditions in the June 19,2013, report to the Planning Commission, deferring the lighting and sign plan until a comprehensive plan was submitted by the Developer. The motion carried unanimously (6-0). COMMENTS AND REPORTS None. ADJOURN Commissioner Holewamoved, seconded by Commissioner Hames,to adjourn the June 19, 2013, Planning Commission Meeting at 7:56p.m. The motion carried unanimously (6-0).
