<br />Attachment A <br />NEW BUSINESS –8B <br />MEMORANDUM <br />DATE: <br />November 25, 2013 <br /> <br /> <br />TO: <br />Honorable Mayor and City Councilmembers <br />Patrick Klaers, City Administrator <br />FROM: <br />Ryan Streff, City Planner <br />SUBJECT:Planning Case #13-019 <br />Applicant: <br />Gradient Financial <br />Property Location: <br />4105 Lexington Ave N <br />Request: <br />Site Plan Review –Accessory Structure <br />Requested Action <br />Motion to Approve Planning Case #13-019 for a Site Plan Review and Permanent Accessory <br />Structure at 4105 Lexington Avenue North, based on the findings of fact and the submitted plans <br />as amended by the four (4)conditions in the November 25, 2013, Report to the City Council. <br />Background <br />Gradient Financialowns the property located at 4105 Lexington Avenue, which is zoned I-1 <br />Limited Industrial District. The property is generally positioned north of County Road F, south <br />of Boston Scientific, eastof Hamline Avenue and west of Lexington Avenue.The applicant is <br />proposing a1,800 square foot (36’x50’)accessory structureto be located on the propertyand <br />positioned in the northwest corner of the lot. The purpose of the buildingis for storage ofthe <br />equipment necessary for the maintenanceof the property. <br />The applicant has indicated that the proposed structure would be constructed on a floating slab <br />and builtwith a woodenframe. The building would contain two (2) 10’x10’ garage doors, one <br />(1) 10’x12’ garage door and one (1) 3’x7’ service door. The proposed structure would have <br />fourteen (14) foot tall sidewalls. A flat rubber roof system is being proposed on the accessory <br />structure to mimic the roof of the principle building. (Attachment C) <br />Discussion <br />At the November 6, 2013, Planning Commission meeting the applicant proposed to construct the <br />exterior of the accessory structure with a product that is made from fiber cement and has the <br />
