Recommendation The Planning Commission reviewed Planning Case #13-019 and unanimously recommends approval of the Site Plan Review and Permanent Accessory Structure at 4105 Lexington Avenue North,based on the findings of fact and the submitted plans as presented in the November 25, 2013, Report to the City Council, as amended by the following four (4)conditions: 1.That the project shall be completed in accordance with the plans submitted as amended by the conditions of approval. Any significant changes to these plans, as determined by the City Planner, shall require review and approval by the Planning Commission and City Council. 2.That the exterior of the accessory structure be constructed with a material that is compatible to the principle buildingand approved by the CityPlannerbefore a building permit is issued. 3.That a Grading and Erosion Control Permit shall be obtained by the applicant and approved by the City before a Building Permit is issued. 4.That the applicant shall apply for a building permit prior to any construction. Options 1.Approve the proposal as submitted. 2.Approve the proposal with conditions (Recommended Action). 3.Deny the application with reasons for denial. 4.Table for additional information. The findings in this report currently supportapproval of this Site Plan Review and Permanent Accessory Structure. With a motion to deny the Planning Case #13-019, the findings must be amendedto reflect the reasons for the denial.
