<br />Attachment C <br />MEMORANDUM <br />3.B <br />DATE: <br />November 6, 2013 <br /> PC Agenda Item <br /> <br />TO: <br />Planning Commission <br />FROM: <br />Ryan Streff, City Planner <br />SUBJECT:Planning Case #13-019No public hearing required <br />– <br />Applicant: <br />Gradient Financial <br />Property Location: <br />4105 Lexington Ave N <br />Request: <br />Site Plan Review –Accessory Structure <br />Requested Action <br />The applicant has requested a Site Plan Review for a Permanent Accessory Structure in order to <br />construct a 1,800 square foot accessory structure at the property located at 4105 Lexington <br />Avenue. <br />Background <br />1.Overview of Request: <br />Gradient Financialowns the property located at 4105 Lexington Avenue, which is zoned I-1 <br />Limited Industrial District. The property is generally positioned north of County Road F, south <br />of Boston Scientific, east of Hamline Avenue and west of Lexington Avenue.The applicant is <br />proposing a1,800 square foot (36’x50’)accessory structureto be located on the propertyand <br />positioned in the northwest corner of the lot. The purpose of the buildingis for storage ofthe <br />equipment necessary for the maintenanceof the property. <br />The applicant has indicated that the proposed structure would be constructed on a floating slab <br />and builtwith a woodenframe. The building would contain two (2) 10’x10’ garage doors, one <br />(1) 10’x12’ garage door and one (1) 3’x7’ service door. The proposed structure would have <br />fourteen (14) foot sidewalls. A flat rubber roof system is being proposed on the accessory <br />structure to mimic the roof on principle building. (Attachment C) <br />A product that has the texture and finished appearance of real brick is being proposed as the <br />exterior finish of the structure. This exterior productis madeusing a fiber cement cladding <br />
