ARDEN HILLS CITY COUNCIL—FEBRUARY 24, 2014 15 <br /> 7. As proposed, each sign would have thirty-two (32) square feet of sign copy area and an <br /> overall sign area of sixty-three (63) square feet. As indicated by the applicant each sign <br /> would be seven (7) feet ten (10) inches in height by eight (8) feet wide, with a depth of <br /> approximately ten(10) inches. <br /> 8. The proposed signs would be located at least five (5) feet from any property line and will <br /> not be located within the clear vision area. <br /> 9. Section 1260.01 of the Sign Code permits deviation from the Sign Code through the Site <br /> Plan Review process. <br /> 10. The sign standard adjustments will not result in signs that are inconsistent with the <br /> purpose or intent of the B-3 or B-4 Zoning Districts. <br /> 11. Increasing the amount of freestanding signage would not have a negative impact on <br /> adjacent properties or the City as a whole. <br /> Associate Planner Bachler reported that the Planning Commission reviewed Planning Case #14- <br /> 006 and unanimously recommends approval of the Site Plan Review and Sign Standard <br /> Adjustment at 3725, 3728, 3750, 3757 and 3768 Dunlap Street North, and 1230 Grey Fox Road, <br /> based on the findings of fact and the submitted plans as presented in the February 24, 2014, <br /> Report to the City Council, as amended by the following six(6) conditions: <br /> 1. That the project shall be completed in accordance with the plans submitted as amended by <br /> the conditions of approval. Any significant changes to these plans, as determined by the <br /> City Planner, shall require review and approval by the Planning Commission and City <br /> Council <br /> 2. That one (1) freestanding sign shall be permitted at each of the following properties: 3725, <br /> 3728, 3750, 3757 and 3768 Dunlap Street North, and 1230 Grey Fox Road. <br /> 3. That each freestanding sign shall not exceed the sign copy area of thirty-two (32) square <br /> feet and a total sign area of sixty-three (63) square feet. <br /> 4. That the signs shall be located to preserve the clear vision area. <br /> 5. That a property owner identification sign may be located on the base of each sign but shall <br /> not exceed two (2) square feet in size. The text shall be limited to "Leased and Managed <br /> by: Transwestern". <br /> 6. That the applicant shall apply for a sign permit prior to the installation of the sign. <br /> MOTION: Councilmember Holden moved and Councilmember McClung seconded a <br /> motion to approve Planning Case 14-006 for a Site Plan Review and Sign <br /> Standard Adjustment that would allow for a deviation from the Sign Code at <br /> 3725, 3728, 3750, 3757 and 3768 Dunlap Street North, and 1230 Grey Fox <br /> Road, to increase the amount of freestanding signage at the properties, based <br /> on the findings of fact and the submitted plans, as amended by the six (6) <br /> conditions in the February 24,2014, report to the City Council. <br /> Mayor Grant supported the proposed sign standard adjustment as it would create uniformity with <br /> the signs in this area. <br /> Councilmember Holden agreed. <br />
