The City has been working with Egan, Field & Nowak (EFN), Inc. to replat thearea so that <br />concerns with adequate right-of-way areas and drainage andutility easement areas are addressed <br />before the City commences the reconstruction work of Round Lake Road and Gateway Court in <br />2014. The replat of this property will allow the City to acquireadditional right-of-way along <br />Round Lake Roadand Gateway Court, while vacating a portion of the right-of-way that is within <br />the parking lot of 1987Gateway Boulevard. In addition, the replat of this area will allow the <br />City to obtain crucial drainage and utility easements neededfor maintenance purposes and at the <br />same time vacateportions that are nolonger needed by the City.The City Council will review <br />the right-of-way and easement vacation request at the time of the Final Plat review. <br />The Public Works Director has provided a memo detailing the project in Attachment A.The <br />PreliminaryandFinal Plat has also been provided in Attachment B. <br />Plan Evaluation <br />1.G-BRegulations, Existing Conditions, and Proposed Development <br />A.Lot Coverage: <br />Meets Requirements <br />The plat should not impact lot coverage requirements or create additional <br />nonconformities. <br />2.Subdivision Ordinance <br />A.Street Access and Utilities (1130.03 & 1140.05) <br />No new streets are being created as a result of this plat. Minimum roadway widths <br />will be maintainedand are shown on the Final Plat. Commercial and industrial <br />roadways require a minimum width of 70 feet with a pavement width of 36 feet.
