The lot is 15,569 square feet in size with approximate dimensions of 133.5 feet in width, <br />and 116.5 feet in depth. Although the total square footage of the lot meets the <br />requirements in the R-1 Zoning District, the actual dimensions of the lot do not meet the <br />minimum size requirements. The minimum lot size in the R-1 Zone is 95 feet in width <br />and 130 feet in depth. <br /> <br /> <br />B.Structure Setbacks Variance Required <br /> <br />The existing single family dwelling meets the setback requirements for the R-1 Zoning <br />District. <br /> <br />In the R-1 Zoning District, a combined total of twenty-five (25) feet is required between <br />the two side yard setbacks with a minimum of at least 10 feet on one side. However, on a <br />corner lot a forty (40) foot setback is required along the secondary front yard; in this case <br />the additional front yard setback is along the unimproved right-of-way platted as Rolling <br />Hills Road. The applicant is requesting a variance to encroach thirty (30) feet into the <br />secondary front yard setback. As proposed the attached garage would be ten (10) feet <br />from the east property line if the variance was approved. The existing dwelling is <br />approximately thirty (30) feet from the west property line making the combined total of <br />both side yard setbacks forty (40) feet. All other setbacks would conform to the district <br />requirements. <br /> <br /> <br />C.Lot Coverage Meets Requirements <br /> <br />The existing and proposed lot coverage does not exceed the lot coverage limitations of <br />the R-1 Zoning District. The maximum lot coverage for impervious surfaces is 35% and <br />the minimum landscape coverage is 65%. <br /> <br /> Proposed Lot Coverage = 23.98% <br /> Proposed Landscape Coverage = 76.02% <br /> <br /> <br />2.Tree Preservation <br /> <br />A tree preservation plan for the property will be required before the building permit is issued. <br /> <br />The proposed addition would require the removal of one (1) significant tree on the property. <br />There are currently thirteen (13) significant trees on the property that total two hundred and <br />nineteen (219) caliper inches. The removal of the twenty-four (24) inch Pyramid Linden <br />Tree would account for 10.9% of the total caliper inches on the lot. The property owner is <br />permitted to remove up to 10% of the caliper inches.
