Brick and/or decorative metal would be used to accent the building and to give a level of <br />depth, sophistication, and to provide focal points for entryways and corners of the building. It is our <br />intention to use a high amount of glass on the building fronts incorporating ribbon windows. We would <br />also employ metal awnings seen on some of the photos to help add character and to provide each <br />tenant space with sense of individualism within their space. <br /> <br />Also because of the uniqueness of the site, the exposure to passing motorist and because of the size of <br />the building combined with the fact that it will be tucked back behind the wetland areas future tenants <br />should be allowed a generous signage allowances of 100 Sq. Ft. so that passing motorist can easily see <br />what business are in the building. <br /> <br />LANDSCAPING <br /> <br />It would be our intention to create a landscaping environment typical of what might be found at most <br />newer industrial products. Something similar to our Red Fox Property that we re-modeled several years <br />ago. In would be our goal to incorporate a mix of native prairie grasses and hardy perianal shrubs in the <br />landscaped areas. Currently on the site there is a large amount of low quality scrub trees that have <br />grown around the wetland areas. I would like to have those scrub trees removed to ensure that the <br />building and wetland areas are a focal point for passing motorist and allowing future tenants to have <br />great visibility and exposure. <br /> <br />Sincerely, <br /> <br /> <br /> <br />Nicholas S.
