With Council
direction, more scenarios showing a different number of units, or different distribution of units
could be prepared.

City Council approval of the master plan land use map is scheduled for June 30, 2014. Density
is not required to be addressed on the land use map, unless the Council wants to designate
specific areas for low-, medium-, or high-density housing. As previously noted, most of the
and policies component of the master planning process. That said, any City Council policy
direction regarding density and unit types that can be provided would be appreciated.

Discussion Questions:

1.What characteristics did the Council observe on the development tour that should be
either achieved or avoided at TCAAP?

2.Does the City Council have comments on the distribution of unit types across
neighborhoods?

3.Does the City Council want to set a minimum or maximum number of units overall, per
neighborhood, or per type of housing unit? If the City Council chooses to set limits on
numbers/types of units, should that policy decision be made now or during the
regulations and policies component of the master planning process?

4.Are there any density-related issues that the City Council would like to see specifically
addressed? This input would help staff and the consultants as we start working on the
regulations and policies.
66
Page of
