DRAFT August 13, 2014 <br />Building Step-Back <br />Building step-back is the setting back of the building façade line away from the street at a <br />specific floor or height. <br />Illustration of a Building Step-Back <br /> <br />C D <br />Commercial Use or Mixed-Use Building <br />A building in which at least the ground floor of the building is built to Commercial Ready <br />standards and any of the floors are occupied by non-residential or residential uses. <br />Commercial Ready <br />A ground floor space constructed with appropriate building orientation, entrance and window <br />treatment and floor-to-ceiling height in order to accommodate ground floor retail/commercial <br />uses (including, but not limited to, commercial, retail, restaurant, entertainment, and lobbies for <br />civic, hotel, or multi-family uses). Standards for Commercial Ready frontage are in Section 6.1. <br />Prior to the issuance of a certificate of occupancy for a retail/commercial use in a Commercial <br />Ready space, the space must comply with all building and construction codes for commercial <br />uses. The intent of Commercial Ready space is to provide the flexibility of occupying a space <br />in accordance with market demand and allow the use in such space to change to <br />retail/commercial uses accordingly. <br />Complete Street <br />A street that not only accommodates various modes of transportation such as automobiles, <br />transit, bikes and pedestrians, but also establishes a design context that is conducive for <br />redevelopment along the street. <br />Cottage <br />The Cottage building type consists of small, one and two-story single-family detached <br />residential units that are built close to the street and each other.
